The catch is what those new lots are made of: thin builder topsoil spread over compacted clay fill, graded for drainage and not for growing grass. What Real Prep Looks Like
We start by loosening the compacted base and working in quality topsoil so the new roots have somewhere to go, then grade it smooth and to fall away from the foundation. Sod gets laid tight with the seams staggered like brickwork, rolled to press the roots into firm contact with the soil, and watered in the same day. Then we hand you a watering schedule, because the first two weeks decide whether it knits down or peels up. On shaded lots near the trees we set you up with a shade-tolerant blend.
